UK Homeowners Reaping £80,000 in Property Gains on Average
A recent analysis by Zoopla has revealed that homeowners in the UK who purchased their current property in the past 20 years are, on average, sitting on £80,000-worth of gains in property value. The research shows that six in 10 individuals who bought their homes within the last two decades have seen gains of £65,000 or more, with house prices experiencing a 78% surge during this period.
Surprisingly, homeowners do not need to have resided in their properties for an extended period to witness substantial property price gains. The study indicates that almost half (48%) of homes purchased within the last 10 years have increased in value by over £65,000.
Notably, homes in southern England have seen significant cash gains over the past two decades. Around 80% of properties in areas like the Cotswolds and Richmond-upon-Thames have witnessed an increase in value by more than £65,000 since their last purchase, according to the analysis.
Izabella Lubowiecka, a senior property researcher at Zoopla, highlighted the financial benefits of these property gains, stating, “Millions of UK homeowners are sitting on tens of thousands of pounds in property value gains since they moved into their current home, despite recent falls in house prices.” Lubowiecka pointed out specific regions like Richmond and Trafford in the North West, attributing their growth to factors such as market resilience and proximity to urban hubs like Manchester.
The research emphasises that these capital gains can offer vital financial support for homeowners planning their next move in the property market. The findings underscore the valuable investments that many UK residents have made in their homes, contributing to their financial stability and future prospects.
