A canalside bistro near Falkirk is set to be transformed into holiday homes after owners revealed that the business is struggling financially. Bridge 49, located near Falkirk and Linlithgow, has been recommended for a change of use by planning officers. However, this transformation can only proceed upon the agreement of Falkirk Council’s planning committee to end a legal attachment to the property.
The bistro, situated on the banks of the Union Canal close to Muiravonside Country Park and the Avon Aqueduct, opened in May 2013. Initially, planning consent was granted under the condition that the bistro, manager’s house, and three holiday cottages (which were never constructed) were considered as a unified offering.
Presently, the owners Mr. and Mrs. Maloney have expressed to the committee that due to increased competition and rising costs, the bistro is on the verge of operating at a loss. Mr. Maloney explained the challenges faced by the business, stating that while it did not generate substantial profits, it managed to stay afloat until the onset of the COVID-19 pandemic, which severely impacted its operations.
Following a £1 million refurbishment of the Bridge Inn and the opening of a new cafe in Muiravonside Country Park, the bistro saw a decline in business. Mr. Maloney highlighted the financial strain faced by the industry in general, leading to diminishing revenues amidst escalating expenditures. Despite Mrs. Maloney’s passion for the business, he emphasised that “it’s not making a penny”.
During the council meeting, planning officers concurred that maintaining the existing agreement held no benefits and recommended its termination. The committee members acknowledged the challenges faced by the Maloney’s and unanimously agreed to end the legal agreement, enabling the approval of the change of use application.
The decision to convert the bistro into holiday homes signifies a shift in the use of the property and aims to address the financial struggles encountered by Bridge 49. The transformation is expected to breathe new life into the establishment and provide an alternative revenue stream for the owners.
