Falling mortgage rates may be prompting more homeowners to sell, boosting inventory for buyers

Mortgage rates are on the decline, prompting more homeowners to consider selling their properties. This trend is leading to an increase in inventory for potential buyers, offering more options in the housing market.

In cities like Seattle, Silicon Valley, and other high-priced markets, sellers are responding to the falling mortgage rates by listing their homes. Data from Realtor.com shows a 4.2% increase in newly listed homes for sale last month, marking the largest annual surge since the peak of the spring homebuying season. This surge has resulted in a 34% rise in active listings compared to the previous year.

The shortage of properties for sale has been a contributing factor to keeping the median U.S. home sale price near record highs. The median U.S. home sale price reached an all-time high of $426,900 in June. With the Federal Reserve announcing its first interest rate cut in over four years and hinting at more cuts to come, mortgage rates have been following suit and are anticipated to decrease further next year.

Danielle Hale, chief economist at Realtor.com, noted that homeowners, particularly those with low mortgage rates, have been waiting for market conditions to change. With mortgage rates at their lowest levels in two years, more sellers are entering the market, even during what is traditionally a slower real estate season.

Lower mortgage rates not only increase purchasing power for homebuyers but also make selling a home more attractive for homeowners with fixed-rate mortgages below the current prevailing rates. Despite the recent increase in new listings, some homeowners are likely holding off on selling in the hopes of even lower rates, as a significant percentage of outstanding mortgages still have rates below 6%.

The surge in home listings is a positive development for the housing market, which has been experiencing a sales slowdown for over two years due in part to a lack of available homes. While the boost in new listings in September is a step in the right direction, the inventory of homes on the market remains below pre-pandemic levels, indicating ongoing challenges in the housing market.
