North Lanarkshire Council’s housing service is excelling in meeting the needs of its residents, surpassing Scottish averages in various key areas according to the latest Scottish Housing Regulator’s Landlord Report. The council is outperforming in tenant satisfaction, repairs, and offering value-for-money rents.
One of the standout achievements of the council includes providing affordable rents, with an average weekly rent of £80.87, which is below the national average of £91.80. Additionally, tenant satisfaction levels are impressively high, boasting an 86.6% satisfaction rate, exceeding both the national and local authority averages. The council’s repairs performance also stands out, with emergency repairs completed in just 2.8 hours on average, compared to the Scottish average of four hours.
Moreover, the time taken to complete non-emergency repairs is notably efficient, at 6.8 days compared to the Scottish average of nine days and the local authority average of 10 days. The council’s commitment to tenant participation is evident, with 96.8% of tenants satisfied with the opportunities to engage in decision-making processes, outperforming the Scottish average.
Furthermore, in addressing anti-social behaviour, the council has managed to resolve 95.9% of cases within agreed local targets, surpassing national and local authority averages. Although there have been challenges in re-letting homes due to contractor shortages and tenant refusals, the council has taken proactive steps to improve re-let times, which have reduced to 31.9 days as of August 2024.
