House prices in Dumfries and Galloway have been highlighted as some of the most affordable in Scotland, according to a recent study by Halifax. The analysis compared house prices and earnings in various council areas across the UK, revealing that the average house price-to-earnings ratio in Dumfries and Galloway in the third quarter of 2024 stood at 3.4. This figure is significantly lower than the Scottish average of 5.08 and the UK-wide average of 6.55. In fact, Dumfries and Galloway shares the same ratio as West Dunbartonshire, making it the fourth lowest ratio in the entire UK.
The report further notes that the average house price in the UK has seen a 3.8% increase over the past year, reaching an average of £292,509. Meanwhile, annual earnings for full-time workers have risen by five percent to an average of £44,667. Amanda Bryden, Head of Halifax Mortages, highlighted that housing affordability has improved due to stabilising property prices, strong wage growth, and easing interest rates. This positive trend is beneficial for both first-time buyers and existing homeowners looking to either remortgage or move up the property ladder.
Despite the gradual improvement in housing affordability, challenges remain as property prices are still near record highs, and interest rates are expected to stay relatively high compared to the past decade. While the findings indicate a positive trend in the housing market, purchasing a property continues to be a significant financial hurdle for many individuals.
