A South Lanarkshire town has experienced a remarkable surge in house prices, outperforming the rest of Scotland. According to a recent analysis by property website Zoopla, Carluke has witnessed 82% of its homes increasing in value by at least one per cent over the past year. This significant rise has resulted in an average increase of £8,900 in the area, surpassing the overall trend in Scotland, where 61% of homes saw an average increase of £3,200.
Carluke, a town with convenient train connections to Glasgow and a population of over 13,000 residents, has become a desirable location for homebuyers seeking a balance between urban amenities and a more tranquil lifestyle. The housing market in the UK has been showing signs of growth, with approximately 15 million properties nationwide experiencing a one percent or more increase in value last year, a notable increase from the 10 million properties in 2023. Richard Donnell, Executive Director at Zoopla, highlighted the varying patterns of home value changes across different regions in Britain. He noted that areas in northern England and Scotland, where housing affordability is higher in comparison to incomes, have more room for price increases, in contrast to the southern regions where affordability constraints are more pronounced due to higher borrowing costs.
Furthermore, Donnell emphasised that faster income growth is playing a crucial role in improving affordability, thereby influencing relocation decisions in 2025.
