Cumnock, a town in Ayrshire, has been identified as one of the UK’s joint most affordable places to live, according to property website Zoopla. The analysis conducted by Zoopla looked at house value-to-earnings ratios, based on a two-earner household with an average salary for the local area. Cumnock, located in East Ayrshire, along with Shildon in County Durham in the North East of England, were found to have an average house price that is 1.1 times typical household earnings.
In contrast, the report revealed that in other areas across the UK, homebuyers in a dual-salary household could potentially face paying nearly four times their income to purchase a property. For those individuals who are single, they might need to pay around 7.6 times their annual income on average to buy a home in Britain. Even within the London area, the most affordable location identified by Zoopla, Croydon, still exceeded the national average affordability ratio for a two-earner household, with homes costing approximately 4.7 times local incomes.
Izabella Lubowiecka, a senior property researcher at Zoopla, indicated that London remains the least affordable area for property buyers. Suggestions were made for those looking for more value for their money to consider buying in the commuter belt areas of the South East and East of England, where towns are more affordable compared to London. Overall, Zoopla highlighted the trend of buyers seeking affordability and value for money in various regional cities.
The affordability issue was further emphasised by Toby Leek, the President of NAEA (National Association of Estate Agents) Propertymark, who noted that many individuals are facing challenges in affording homes. Despite some easing factors such as slight drops in inflation, prospective and current homeowners are proceeding with caution and seeking more flexible options in choosing their residences. The flexibility in choosing housing locations has been facilitated by the shift to remote work, allowing individuals to explore previously unconsidered areas for their housing needs.
The release of this report coincided with research commissioned by Santander UK, which found that a significant percentage of potential first-time buyers would consider relocating to New Towns. Concerns around affordability were raised by almost half of the respondents, with considerations including housing quality, access to healthcare facilities, and green spaces influencing their decisions.
Among the affordable locations highlighted by Zoopla across different regions of the UK are Gainsborough in the East Midlands, Wisbech in the East of England, Dover in the South East, Plymouth in the South West, Ferndale in Wales, Stoke-On-Trent in the West Midlands, Hull in Yorkshire and the Humber, Croydon in London, Shildon in the North East, Workington in the North West, and Cumnock in Scotland.
In conclusion, the housing affordability landscape is a significant factor influencing the decisions of potential homebuyers, with considerations around income, location, and quality of life playing crucial roles in the decision-making process. The spotlight on Cumnock as one of the UK’s most affordable towns serves as a reminder of the ongoing challenges individuals face in securing suitable housing options amidst varying economic landscapes.
